PROJECT UNDER CONSTRUCTION
Not far from Poreč, in a quiet place, the construction of a settlement with several villas of different sizes is underway.
A small place not far from Poreč offers everything you need for everyday life; shop, school, family doctor, dental practice, bars, restaurants, etc.
They are made of quality materials, so the external and load-bearing walls are built of 25 cm thick Porptherm bricks, while the partition walls are also made of 11.5 cm thick Porotherm bricks.
The roof for the main building (and any auxiliary buildings if provided by the project) is made of reinforced concrete according to static requirements. The concrete roof slab is separated with at least 12 cm of stone wool.
10 cm of styrofoam is used as insulation for external walls because it has proven to be the best material in our climate.
The villa on the ground floor will consist of a hallway, toilet, spacious living room with kitchen and dining area, utility room, bedroom with direct access to the bathroom, and a covered terrace of 24.50 m2 and will have a gross area of 194.90 m2, tj.netto 175.53 m2.
There will be a chimney in the living room and a fireplace or a solid fuel stove can be installed at an additional cost at the customer's request.
Large glass walls provide plenty of sunlight in the living room, dining room and kitchen.
Upstairs there will be four bedrooms, each of which will have direct access to its own bathroom and a terrace of 7 m2. The pool will have an area of 32 m2.
A doorbell with communication will be mounted on the front door.
The house is equipped with surveillance cameras that cover all sides of the house, an alarm system is additionally installed, which is triggered by motion sensors.
A satellite dish is installed, and each room is equipped with satellite and TV connection. All landline connections will be set up.
The yard will be completely fenced with a wall fence and the whole land will be covered with an irrigation system for grass and three indigenous olive trees.
This project is turnkey with a landscaped garden and pool, and the house should be equipped only with furniture.
Heating will be under electricity with strips where the saving of electricity is up to 45%, and through air conditioners that also cool the space.
Construction will start on 09/2022 and the planned completion on 09/2023.
